Is it a good time to Rent or Buy?

Image
For *most* real estate professionals, the answer is, "its ALWAYS a good time to buy!" But I disagree, and there have been times in my career where it was significantly cheaper to rent than buy.  I've talked about this topic with many people over the years and have heard every reason under the sun why its a good (or not so good) time to buy. So to add another (or smooth out) a wrinkle, I add this awesome calculator from the New York Times.  It's not the absolute answer to this personal question, but it can help you in making your decision. http://nyti.ms/1han05C

Interesting graphs

I had a request from one of my clients asking me to supply him with any historic data I could find for the past 10 years on a specific area of Fremont.  I wasn't able to go specifically by zip code, but did find these nuggets on the MLS and thought I'd share. I'm no statistician/magician/fortune teller, so feel free to interpret the data on your own.  The parameters for all of these graphs are the same-- -Data came from BayEast MLS -Area was Fremont (area 3700 on the MLS) -Range: May 2004-May 2014 -Residential class, detached homes

Do you feel the same way?

Great Real Estate Sites to check out

No flashy posters to post today, but I just thought I'd throw out some great sites to find your next dream home or investment property.  I don't get paid by any of these sites, they're just great resources that I use. Redfin (my alma mater!) This shows *most* of the homes for sale.  The East Bay MLS has a quirk where if the listing agent doesn't click a certain button, it doesn't appear on any of the websites that pull from the MLS (i.e. Redfin/Zillow/Trulia/etc.). New Home Source Great website for new construction homes. REO homes that give preference to owner occupied home owners or first time home owners.  HUD homes require buyers to have agents who have a HUD license (I do!) Fannie Mae Freddie Mac HUD REO bank multiplexes HUD

Extremely true for the Bay Area!
